why cant i get a 9 to 10 month lease in west campus?

So you have decided that your days of living at the dorms are over and this year you have made the switch to live off campus.  Well if your like over 70% of most University of Texas students you will be searching in west campus and more than likely living in a UT west campus apartment.   Well most would applaud your decision to choose a west campus apartment because of the approximitly to campus and the mass amount of housing choices.   Since school starts in August and typically ends in during May you would think that it would be a breeze finding a 9 to 10 month lease.  Well you and your parents would be wrong.

Most UT students dont know that in west campus over 98% of all west campus apartments only do 12 month leases. Thats right, you will be hard pressed to find, our even negotiate anything lease than a full 12 month lease in west campus.  Currently at the time of this article there is only 1 major apartment complex that does a minimum 10 month lease, and that is the Venue on Guadalupe. Possibly once this release gets out to the public this could possibly change, but dont plan on it.  Reasoning? Lets investigate into it.   

 

Reasoning is if theydid a 10 month lease

 

studnets would be moving out at all sorts of the time

leaving it emoty during those time periods

and pre leasing is already a deal itself to then them having to worry about fillig it in suring the sumer.

better for you te student to just suck it up .

 

also lets talk about the ones that do offer 9 month to 10 month lease.  Odds are they just take the total rent that you wouldve paid for a year in an 12 month lease a  and just divide it by 10 or m9 months instead. bottom line is you pretty much paying for the whole year you just dont know it.

so bottom line. if your looking to pre-ease or lease housing n west campus.  you have to be ready to sign a year lease.
